Extensions are a fantastic, cost-effective way to get the most out of your home. Like for any professional building project though, architectural plans are essential for extensions as they help to make sure your expectations are met. If you think your home could benefit from an extension, you can count on our team for professional design and planning services. Our plans ensure that the correct techniques and materials are used to satisfy building control inspection.
If you have an idea of what home extensions you’d like but aren’t sure how to get started, feel free to approach our team. We can schedule a meeting for you with our architect to discuss your ideas and receive suggestions for options you may not have considered. Through this reasonably priced service, a measured survey will be arranged at your convenience. Drawings will be prepared, and you’ll receive advice on technical issues such as local authority planning permission requirements.
Once our planning procedure is completed, our dedicated project manager will arrange a visit to your home to discuss your vision and expectations. Afterwards, we can prepare a detailed and accurate cost estimate for the full extension from start to finish. Through our honest and considerate approach, you’ll find our services to be comprehensive and beneficial.
While we are determined to provide you with an extension that exceeds expectations, we will also ensure that we work within your budget. Our team will maintain an open dialogue with you regarding costs and can even arrange for a structural engineer or building inspector to speak with you.
Our team will provide you with a project plan that will lay out exactly when we expect to be at each stage of the project. Once you’re happy for us to begin, we will arrange a start date with you that will fall between four to six weeks after you’ve given us the go ahead. We pride ourselves on our speed and usually take between eight to twelve weeks to complete a loft conversion or single storey extension.
Our project manager will make sure you’re fully informed of our progress and schedule all the tradesmen and material deliveries while also liaising with your building inspector. We will make sure the interruption to your household is minimal and always leave your home in an acceptable state.
Our team will firstly prepare drainage systems and dig the footings before pouring concrete in accordance with previously made plans. We will also build the blockwork out of the ground to ensure sufficient damp proofing.
Walls will then be constructed using high-quality bricks, blocks or timber up to the roof plate level. For the roof itself, our team will construct the flat or pitched roof and cover it with felt or tiles accordingly. To let light into your new space, we can also fit roof lanterns or Velux windows.
Once the extension is secure and dry, we can then knock through into your existing space and fit any steelwork or supports that have been specified by the structural engineer. This stage will be closely overseen by the building inspector to ensure everything has been installed correctly and within regulations.
The completion of this stage will allow us to move onto fitting the plumbing, electrical sockets, lighting and switches into place. We will also build partition walls and pack the surroundings with insulation to create the shell. From this point, our interior fitter can carry out the installation of doors and windows or a previously planned bathroom or kitchen. Our decorators will add the final touches and make sure everything is ready for you to move in straight away.
To begin with, we will erect scaffolding and strip back the existing roof tiling to give us further access to your loft. Our team will then fit any steel work or support beams that the structural engineer has specified. The building inspector will be present to survey this stage to make sure everything has been installed correctly and to the regulations required.
Our carpenters will then get the flooring down and alter roof timbers before building the dormer box section which allows for added ceiling height in an adapted space. After this breaking out process, the roof will be tiled-in and the dormer felted and clad as required.
Once weatherproofed, we then begin the installation of a staircase and get all the plumbing and electrical works fitted. Our team will also pack the ceiling and walls with insulation, line and plasterboard. If you have requested a new bathroom, wardrobes or any doors, we will fit them once this process is complete. Finally, our decorators will see your project over the line and ensure the room is ready for your immediate use.
“Prior to the build I was concerned about the impact it would have on our elderly neighbours however Simon and his team took great care and consideration so I needn’t have worried. Additional costs were only incurred due to discrepancies between the architect’s plans and the real World so not the fault of Aphex. Aside from these issues costs were as planned and timings very close to being as planned.”
